For Property Owners

A structured acquisition process. Transparent from first contact to funded close.

We acquire land and outdoor hospitality assets directly from owners. Every engagement is underwritten before an offer is extended. Every offer is written and backed by data.

You deserve to know what your property is worth before you decide anything.

Most buyers make verbal offers based on a quick scan of the market. We do not. Every engagement begins with a full underwriting review: comparable sales, zoning classification, access, utilities, and market absorption data. We present that analysis in writing before any offer is extended.

That analysis is produced by an AI-assisted framework that aggregates county records, permit velocity, and comparable transaction histories in real time. The valuation we deliver reflects the market as it stands today, not as it was last quarter. You see the data. You evaluate the offer on its merits.

Four standards we hold to on every engagement.

Confidentiality by Default

Your property is never listed publicly. Every buyer in our network signs an NDA before receiving any information about your asset. Your identity and property details remain protected throughout the process.

Written Valuation

We provide a written valuation with supporting comparable sales data before any offer is made. You will understand exactly how we arrived at our number and why.

Qualified Buyers Only

We do not broadcast your property to unqualified investors. Every buyer we engage has verified proof of funds and an active acquisition mandate that matches your asset.

Defined Timelines

We commit to a defined due diligence period and closing timeline before you sign anything. No open-ended contingencies, no moving goalposts.

We coordinate directly with your attorney or title company. Most closings complete within 14 to 30 days of executed agreement.

Active acquisition mandate.

We are selective. That is the standard.

Harrington Rowe does not acquire every property that comes to us. We maintain a disciplined acquisition mandate because our buyers hold us to specific criteria. When we engage with a seller, it is because we have already identified likely demand for their asset.

That selectivity works in your favor. When we make an offer, it is backed by documented buyer demand, not speculation. If your property is not within our current mandate, we will tell you at the outset rather than extend an offer we cannot close.

We currently hold active acquisition mandates across 31 states. If your property falls outside our current coverage, we will tell you at the outset and, where possible, direct you to a qualified buyer who is actively acquiring in your market.
